Local Developers Purchase Downtown Fort Worth’s Historic Neil P. Anderson Building; Plan To Restore And Convert To Luxury Condominium Homes

FORT WORTH, TX. June 23, 2004 –– The downtown landmark Neil P. Anderson Building, here, has been purchased by local development company Amicus Interests, LLC from a Dallas investment unit of Trammell Crow Company it was announced today by Matt Herring, partner of Amicus Interests, LLC.

The developers plan to restore the 83-year-old, historic office building and convert the property into 60 to 70 luxury condominium homes. Dallas-based Corgan+Associates has been hired as project architect.

Located at 411 West Seventh Street, the Neil P. Anderson Building was originally constructed in 1923 as the headquarters of the Neil P. Anderson Cotton Company. Designed by Fort Worth’s leading architect firm of that time, Sanguinett and Statts, the building is the gateway to the city’s central business district and has unique architectural features such as its signature, gently-curving corner bound by Seventh and Lamar Streets. In 1978 the building was placed on the list of Texas Historic Landmarks.

According to Mr. Herring, who is also involved in redeveloping the Village at Camp Bowie historic shopping district on Fort Worth’s west side, Amicus Interests, LLC has commissioned focus group research to determine the desires of potential downtown residents. Details of the project plans will be finalized upon completion of the research.

Mr. Herring, a Fort Worth native and graduate of Arlington Heights High School, said he and his Amicus Interests partner, Mark Latham, were drawn to the Neil P. Anderson redevelopment project by its location and history.

“An opportunity like this does not present itself very often. The Neil P. Anderson Building is the most visible, historically and architecturally significant landmark remaining in downtown Fort Worth,” said Herring. “Its restoration and conversion to what will be residences of exceptional character, charm and quality will give the building new life and a new legacy as the city’s most prestigious address,” he said.
